<description><![CDATA[Available January 4th.  This duplex-style apartment is very affordable, and has a decent amount of space.  This is NOT a sublease, and the lease term is flexible.
<br>

I'll try to tell you as much about this apartment as possible:
<br>

<br>
 --- Rent is $425 / mo, security deposit is $425.  Sorry, no Sec. 8.  Yes, rent is low, but the apartment is bigger (552 sq ft, with a bedroom size of 10'10" x 12'5") and cleaner than you'd expect for this price.
<br>

<br>
 --- Water & Sewer included.  Tenant responsible for gas & electric, and any extraneous utilities (e.g. phone, cable, and internet).  Furnace is only a few months old, so it should be pretty darn efficient.  Also, I replaced the old thermostat with a programmable one.  The A/C unit was also just replaced with a new one over the summer.   Gas stove is also fairly new.  The fridge that the apartment managers provided was old and left a little to be desired, so I bought a newer one.  I'll certainly sell it to you (cheap) if you're interested; if not, the landlord will bring back the old one.
<br>

<br>
 --- Full-sized W/D hookup.  I plan to sell my washer and dryer, so let me know if you're interested.
<br>

<br>
 --- The previous tenant replaced all of the light bulbs in the apartment with energy saver ones.  Yay!
<br>

<br>
 --- The apartment is all on one floor, the ground floor.  This means no upstairs or downstairs neighbors, and no stairs to tackle during moving time!  The next door neighbor is one of my best friends: very quiet and sweet.  If you move here and give her a hard time, I'll break-a yo' face.  ;)
<br>

<br>
 --- $10 / mo pet rent, $200 pet deposit.  Cats and dogs (and probably other animals) OK.
<br>

<br>
 --- App fee is $20.  The process is pretty quick, from my experience.
<br>

The place is great, but i don't have a car so i'm looking for a place a bit closer to campus. The bus system is great, but it's just been too inconvenient. I  am currently paying 940.00 per month plus utilities. I am willing to pay someone $1,000 to take over the lease. In addition to that i will also sign over the 600$ security deposit. When you take this 1,600 into account it essentially brings the rent per month down to about 740.00 per month. You of course would still be paying the 940 a month but you would have the cash and security deposit to counter it. If someone is willing to take this over anytime before january, they will not be responsible for any of December's rent. If you take it over after January you would have to pay an amount equal to how many days are left in the month. This is a great place. feel free to come by and check it out. I might be in and out of town, so will just have to figure something out. The lease ends mid august. See info below

Both bedrooms are on the 2nd level.  They are about the same size.  The bedroom that is slightly small has a larger closet.  Both bedrooms do have private baths, so great for roommates and guests. <br>
